What does freehold mean?
Freehold property, sometimes called fee simple, can be bought and sold freely and owned forever. Freehold ownership means you have absolute title to your property in perpetuity, and can sell, transfer, or bequeath it as you wish.
In all of Fiji, only nine percent of available land is freehold, and only a fraction of that is beachfront (which of course is in highest demand).
How to buy a freehold property.
The best way to purchase freehold property is with the assistance of a reputable real estate agency or development company to ensure all relevant legalities are in place.
Non–citizens of Fiji can purchase freehold property as long as it is outside urban areas as outlined in Fiji’s 2014 Land Sales (Amendment) Act.
Typically, within two years of buying freehold land in Fiji, the new owner is legally required to build a home valued at FJD $250,000 or more on the lot. However Nanuku Resort Fiji is a tourism integrated project, and thus this rule does not apply to purchasers of Nanuku’s freehold land for sale. In other words, there is no build requirement when you purchase property at Nanuku.
For tax purposes, owners must register with the Fiji Revenue and Customs Authority.
Freehold or land tenure in Fiji is via the Torrens title land-registration system, with the title guaranteed constitutionally by the State.
